The former Greenspoint Mall site in North Houston is set to undergo a significant transformation, with plans announced for a $150 million redevelopment into the CityNorth Industrial Park. This initiative is backed by Lincoln and New York Life Investment Management.
The CityNorth Industrial Park will span approximately 80 acres, strategically located near the intersection of Interstate 45 and Beltway 8. The redevelopment aims to create 1.2 million square feet of industrial buildings designed for cross-dock and rear-load operations, alongside retail and service facilities.
Given its prime location near major thoroughfares such as Interstate 45, Beltway 8, and the Hardy Toll Road, the site is anticipated to attract logistics and distribution companies, among others. It is projected that the project will generate around 300 construction jobs during the building phase and eventually support about 1,200 full-time positions once completed.
Kevin Wyatt, executive vice president for Lincoln, remarked on the significance of the redevelopment, stating, “Greenspoint Mall was an important part of North Houston for nearly five decades, and its redevelopment represents a defining opportunity for the area. CityNorth Industrial Park will return a prominent property to productive use and support the continued growth of the Greenspoint community.”
Among the existing establishments, Fitness Connection will remain at the site, with plans for a new 45,500-square-foot build-to-suit facility.
Houston Mayor John Whitmire expressed optimism about the redevelopment, highlighting that it, along with the planned Houston Police North Belt Station and Fire Department Station 84, will foster additional investment and job creation in the Greenspoint and Aldine ISD communities.
This project is part of a broader revitalization effort supported by the city of Houston and the North Houston District, which includes the establishment of the Greater Greenspoint Tax Increment Reinvestment Zone aimed at funding infrastructure and public improvements in the region.
Demolition of the former mall is slated to commence in October 2026, with the first phase of the CityNorth Industrial Park anticipated to be completed by early 2028. More details regarding the site plan, building specifications, and leasing opportunities will be disclosed as development progresses.
