The long-speculated identity of the Fortune 100 company behind the expedited Dog’s Head project in Austin has been confirmed: Amazon. This revelation came during a City Council work session on Tuesday, where Assistant City Manager Eric Johnson disclosed that Amazon’s robotics division is set to be the primary tenant for the ambitious 2,600-acre mixed-use development in Southeast Austin.

Johnson has been advocating for a swift approval process for months, emphasizing that the city’s ability to attract Amazon hinged on quick action regarding the project. This urgency has significantly influenced the city’s approach to the Dog’s Head development. In late May, prior to any major public scrutiny, the City Council annexed the land in Southeast Austin and approved a comprehensive 45-year agreement that grants the developer, Endeavor, extensive leeway in what can be constructed.

Until now, the identities of the stakeholders involved, particularly Amazon, remained under wraps due to confidentiality agreements. This disclosure addresses months of speculation and criticism from residents and environmental advocates who argued that the city was rushing the approval process without adequately explaining the motivations behind the haste.

The Dog’s Head project is envisioned as a sprawling mixed-use development covering four square miles, potentially introducing thousands of homes, businesses, industrial facilities, and data centers to the area. However, concerns have been raised by locals and environmentalists regarding the rapid pace of development and the perceived lack of stringent regulations overseeing it.

For the project to proceed, the City Council must approve a tax increment reinvestment zone (TIRZ), which is crucial for its financing. This mechanism would allow Endeavor to construct necessary infrastructure, such as water and sewer lines, with the city reimbursing much of the expense over time using the new property tax revenue generated from the Dog’s Head development. A vote on this financing plan is anticipated at the Council’s meeting on Thursday.

Endeavor’s development plans for Dog’s Head include:

  • 6,195 single-family homes
  • 6,200 multifamily units
  • 4 million square feet of industrial space
  • 2.5 million square feet of retail space
  • 1.5 million square feet of office space
  • 1 million square feet of hospitality space

The full build-out of the development is projected to take place between 2030 and 2057.
